IM Properties acquired the 12.2 hectare (32 acre) former GEC headquarters and factory site, alongside Junction 6 of the M6 Motorway (Spaghetti Junction), for complete redevelopment as a prestigious industrial park and commercial centre. Initial works comprised the demolition of pre-existing buildings and the remediation of land contaminated by previous industrial usage. This was followed by the establishment of new primary infrastructure including new highways off Electric Avenue, Witton and new primary drainage comprising surface water outfalled to the adjacent River Tame and foul water discharged to the off-site public sewerage system.
The development was progressed in two phases:-
Phase 1 totalling some 19500m2 GFA in 11 No. units varying in size from approx. 1000m2 up to 2800m2.
Phase 2 totalling some 28500m2 GFA in units varying from 2000m2 to 11000m2. Included in Phase 2 was the refurbishment of a Grade 2 listed office building designed in a classical Art Deco style – for re-use as prestigious offices.
